New Home Sales and Recessions – January 1963 to June 2009

The red line on this graph from www.calculatedriskblog.com shows new home sales from January 1963 through May 2009.  Recessionary periods are shown in the darker blue vertical bands.  Clearly, new home sales have fallen off a cliff after rising to historically high volumes during 2003 through 2005.  New housing starts are at the lowest level since the World War II year of 1945, when the population of the USA was less than half of what it is in 2009.

  1. Interesting that a number of the recessionary periods come a few years after home prices begin to fall. But then sometimes it has no effect. Is there any way to use home prices to predict economic downturns?
